It’s a Before and After process that starts with 3 steps:

  1. decluttering
  2. depersonalizing
  3. rearranging

The goal is to create a similar look to a Model Home. You know the look. Everyone loves it. The Model Home Look is clean, simple, refreshing and is how you see yourself living. Trouble is, we all have too much stuff. But when you’re selling, the first thing you need to do is declutter keeping the Model Home Look in mind.

Decluttering

Decluttering is probably best described as renting a storage space, a POD or getting all the extra stuff out of your house. We call it pre-packing. If you want to keep it and move it to your next house, that’s ok, it just needs to go elsewhere while your house is for sale.

Depersonalizing

After decluttering, you need to depersonalize by removing all your family photos, your hard earned certificates that are hanging on the walls and anything that is really personal to your family.

Depersonalizing is also about packing up your collections. Whether it’s dishes, Precious Moments or antique graters that are hanging around your kitchen, it’s time for those things to go. You’re moving anyway, let’s get started and pack them up now.

Rearranging

The Rearranging step is all about creating the right flow of your furniture and accessories so your house looks fabulous online and attracts more buyers. That starts with using only your Sunday Best items. That overstuffed chair that has seen its better day will be better off in storage while you are selling your house.

The Home Staging Consultation – Part 1

Home Staging Services should be offered to every seller who is selling in today’s real estate market. The average agent will hire a home stager to give you some pointers on what you need to do to get your home ready for the market. That’s considered everything that should happen before the Home Staging and is called a Home Staging Consultation. It’s a punch list of recommendations of what needs to be done before you put your house up for sale.

There is also the Final Home Staging Styling Session which is worth its weight in gold.

The Final Home Staging Styling Session – Part 2

A great Realtor should invest in a before Home Staging Consultation for you as well as a follow up Final Home Staging Styling before the Professional Photo Shoot. The little details at the end will get you more money when you sell your house. After all, you only have one chance to make a great 1st impression…don’t screw it up.

Home Staging is not clearing the countertops or all flat surfaces as many Realtors will tell you to do. Nor is it adding random furniture in rooms to fill up space. This is NOT Home Staging.

Realtors are not home stagers. And not surprising, not all home stagers have an eye for style or design. We have seen some pretty weird things other home stagers have done.
