Home Staging to Sell

Home Staging was designed to sell occupied homes faster and for more money. Since 2006, Overland Park Home Staging has been helping local home sellers create their best home selling look using their own things.

What Home Staging is…

Created in 1973, Home Staging is the act of turning your very lived in home into a product that all buyers will fall in love with, want to buy and be willing to pay way over asking price to make it happen.

Home Staging to sell your home
Home Staging Creates a Feeling that Every Buyer Wants and will Pay More Money to Get!

It’s a Before and After process that starts with 3 steps:

  1. decluttering
  2. depersonalizing
  3. rearranging

The goal is to create a similar look to a Model Home. You know the look. Everyone loves it. The Model Home Look is clean, simple, refreshing and is how you see yourself living. Trouble is, we all have too much stuff. But when you’re selling, the first thing you need to do is declutter keeping the Model Home Look in mind.

Decluttering

Decluttering is probably best described as renting a storage space, a POD or getting all the extra stuff out of your house. We call it pre-packing. If you want to keep it and move it to your next house, that’s ok, it just needs to go elsewhere while your house is for sale.

Depersonalizing

After decluttering, you need to depersonalize by removing all your family photos, your hard earned certificates that are hanging on the walls and anything that is really personal to your family.

Depersonalizing is also about packing up your collections. Whether it’s dishes, Precious Moments or antique graters that are hanging around your kitchen, it’s time for those things to go. You’re moving anyway, let’s get started and pack them up now.

Rearranging

The Rearranging step is all about creating the right flow of your furniture and accessories so your house looks fabulous online and attracts more buyers. That starts with using only your Sunday Best items. That overstuffed chair that has seen its better day will be better off in storage while you are selling your house.

Pull out the big guns on the Rearranging step because it will prepare you for your Professional Photo Shoot. With the right Realtor by your side, you’ll have the buyers lined up to see your house, just like bees swarming to honey.

The Home Staging Consultation – Part 1

Home Staging Services should be offered to every seller who is selling in today’s real estate market. The average agent will hire a home stager to give you some pointers on what you need to do to get your home ready for the market. That’s considered everything that should happen before the Home Staging and is called a Home Staging Consultation. It’s a punch list of recommendations of what needs to be done before you put your house up for sale.

When you hire Overland Park Home Staging to do your consultation, we will share with you our Best Kept Top 10 Home Staging Secrets that will make your home stand out from your competition. These secrets are from the lady that created the concept of Home Staging in 1973 and where we learned our trade! We believe these secrets are why our homes sell faster and for more money!

There is also the Final Home Staging Styling Session which is worth its weight in gold.

The Final Home Staging Styling Session – Part 2

A great Realtor should invest in a before Home Staging Consultation for you as well as a follow up Final Home Staging Styling before the Professional Photo Shoot. The little details at the end will get you more money when you sell your house. After all, you only have one chance to make a great 1st impression…don’t screw it up.

It’s going to cost a little more money (for a home stager to come out twice) but it’s your house and your money – demand the very best! You wouldn’t go get your haircut washed and dried and not styled would you?

At Overland Park Home Staging, we put a heavy emphasis on and focus on the final details. It’s the angle of the chair or the placement of just the right accessories. Staging and styling is about doing, redoing and working with it until it’s just right. It’s like getting your hair styled. One little twist can make all the difference.

If you are listing your home with us, we will stage and style your home and bring in additional accessories if needed to freshen up your space, at no additional cost to you!

What Home Staging is Not!!!

Home Staging is not clearing the countertops or all flat surfaces as many Realtors will tell you to do. Nor is it adding random furniture in rooms to fill up space. This is NOT Home Staging.

Realtors are not home stagers. And not surprising, not all home stagers have an eye for style or design. We have seen some pretty weird things other home stagers have done.

At Overland Park Home Staging, we work with you and provide you with a detailed punch list of what to do to get your home prepared for the market. Once you complete your list, we come back and style and detail your home so it’s ready for it’s Professional Photo Shoot.

Overland Park Home Staging

Remember, you have one chance to make a first impression…make it a good one!

We are Realtors who also stage our sellers’ homes. We:

  • understand the real estate market
  • have seen your competition
  • know what today’s buyers want in the home they are going to buy and
  • create your home’s best look so it appeals to the largest number of buyers

When you have that winning combination, you automatically set yourself up to win the home selling game.

These elderly sellers knew nobody would want to buy grandma’s house. They hired us to come in and spruce things up a bit. Their home sold the 1st day on the market, with multiple offers and for $5,000 over asking price!
